How it works

STEP 1 – VALUING YOUR HOME
Once you’ve chosen your new Prospect home, you can provisionally reserve it. In the meantime, we’ll arrange for your existing property to be valued.

STEP 2 – APPOINT AN ESTATE AGENT
Next, we’ll appoint an estate agent to work with us on the sale and marketing of your home. We’ll work with the agent to make sure your home is sold quickly, and at the right price – keeping you in the loop along the way.

STEP 3 – SELL YOUR EXISTING HOME
Once you’ve accepted an offer on your existing home, you can then formally reserve your Prospect home. From there, you’ll go through the usual steps of buying and selling a home. We can recommend a choice of independent financial advisors and solicitors who’ll help you through the process.

STEP 4 – MOVE INTO YOUR PROSPECT HOME
When the purchase of your new home is complete, we’ll pick up the estate agency fees for the sale of your old home. Now, all you need to do is move into your Prospect home and celebrate a new way of living.

How it works

STEP 1 – MAKE AN APPLICATION
First, you’ll need to fill in an application form. Once we’ve got your application, we’ll arrange for an estate agent to visit your home to inspect and value your property. This usually happens three working days after putting in your application, so you’ll need to give us access to your home.

STEP 2 – MAKING AN OFFER AND RESERVING YOUR HOME
If we decide to make an offer on your home, we’ll get three valuations to make sure our offer is fair to you. We’ll make you a verbal offer, which will be based on a sale within 4-6 weeks. You’ll then be able to reserve your new home.

STEP 3 – INSTRUCTING A SOLICITOR AND FINANCIAL ADVISOR
At this point, you’ll need to instruct a solicitor to act on your behalf. If you need a mortgage, you’ll also need to work with an independent financial advisor who’ll help you make a full mortgage application.

STEP 4 – HOME SURVEY
If you decide to accept our offer, we’ll arrange and pay for a survey of your home. This will need to be paid within two working days after accepting our offer.

STEP 5 – MOVING IN
You’ll be able to move into your new Prospect home once the sale of your existing property has completed. You don’t have to wait for us to sell your home to another buyer.

Who’s Eligible?

Part exchange is available on selected plots and developments. To be eligible for part exchange:

The value of your property must be 30% lower than the value of your new Prospect home.
You property must be freehold, built after 1900 and structurally sound.
We don’t accept ex-council properties.

Moving Forward

To move forward with Prospect part exchange you’ll need to:

Agree to cancel any existing arrangements with an estate agent and pay any outstanding agency fees yourself. We cannot accept liability for such charges.
We’ll begin to market your existing property before you move into your new Prospect home. You’ll need to give us reasonable access to your home to help with the sale, including the installation of a ‘for sale’ sign.
Any estate agents we appoint to market your property will be acting on our behalf, so we’ll pay their fees and commissions.
You should continue to maintain your property (both inside and outside) to an acceptable standard. When you move out, the property should be left clean and tidy – including the garden, loft and any outbuildings, with only the agreed items left in the property. Our solicitor will hold back a £500 ‘retainer’ from the sale price to cover any cleaning costs. After inspecting your home, if we find it’s been left clean and tidy, the retainer. will be released back to you.
When you move out of your property, we’ll need a full set of keys. If any keys aren’t provided and we have to get a locksmith, their costs will need to be paid by you.

Part exchange is available on selected plots and developments.

– Your property must be 30% lower in value than your new Prospect Home.

– You property must be freehold and built after 1900 and structurally sound.

– Prospect Homes are under no obligation to make an offer.

– Any offer made to purchase your existing property will be fair value and will be based on a presumed sales within 4-6 weeks. Our offer will be subject to 3 independent valuations and using a minimum of two independent valuations.

– To be considered for Part Exchange, you will need to have completed an application form in full.

– You will need to provide access to your home for our estate agent within 3 working days for the purpose of valuations and inspection of your existing property.

– Following valuation and inspection of your existing property, we will make a verbal offer. Your acceptance will be required along with your reservation fee to be paid within 2 working days of receipt. Upon acceptance your reservation will be processed. if you do not accept the offer the reservation will be cancelled.

– You will need to ensure your solicitor is instructed to proceed on behalf upon acceptance of our offer and to meet the exchange date requirement and engage with an IFA.

– You agree to cancel any existing arrangements with any agents and any agents fees or commissions and VAT that may have been incurred by prior to our agreements will remain your responsibility. Prospect Homes will not accept liability towards any such costs/charges.

– We will market your existing property prior to your move into a new Prospect home. You agree to allow reasonable access to your existing property to facilitate the resale and to the installation of a “for sale” sign.

– Any estate agents appointment by ourselves to market your existing property will be acting on our behalf and should the completed transaction proceed to mutual legal completion the fees and commissions for the appointment agents will be paid by Prospect Homes.

– Your existing property must continue to be maintained internally and externally to an acceptable standard until legal completion and on legal completion the home must be left clean and tidy including the garden, loft and any out buildings with only the agreed items remaining. A inspection will be carried out prior to release of retainer.

– You will receive the keys to your new Prospect home once the legal completion of your existing property goes through and we have received all keys to your existing property. Any keys not provided may necessitate a locksmith being instructed by us and paid for by you.

– Part Exchange is not available in conjunction with any other offer.

First Homes is a Government scheme designed to help local first-time buyers and key workers onto the property ladder, by offering homes at a discount of 30% compared to the market price. The discount will apply to the home forever, meaning that generations of new buyers and the local community will continue to benefit every time the property is sold.

Why choose First Homes?

YOU’RE A LOCAL FIRST-TIME BUYER
This is an ideal opportunity to own your first home at a reduced cost. Priority is given to local people and/or key workers as determined by any local authority restrictions.

BUY A HOME FOR AT LEAST 30% LESS
An affordable way to own a brand new home in your local area. A discount of at least 30% (determined by the local authority) is applied to specific homes, meaning you only need to mortgage the remaining 70% of the value.

YOU CAN ACCESS AFFORDABLE MORTGAGES
You are able to access an affordable mortgage on a new build home, allowing you to take your first step to owning a property.

YOU’LL OWN YOUR OWN HOME OUTRIGHT
With First Homes, you’ll own 100% of your home. When you come to sell your home in the future you must give the same percentage discount that you got, based on the home’s market value at the time of sale.

How it works

STEP 1 – CHECK WHETHER YOU QUALIFY
Once you’ve found the Prospect home you want to buy and it’s available through the First Homes scheme, we and/or your independent financial advisor will need to check if you qualify for the scheme, as set out by the local authority criteria. If you get the go ahead, we will assist you in completing the First Homes application. At this point, we’ll also ask for a reservation fee to secure the home you want to buy.

STEP 2 – APPLY FOR A MORTGAGE
Once you receive your ‘Authority to Proceed’ and Eligibility Certificate from the local authority, you can now apply for a mortgage with your independent financial advisor. You’ll need to meet the lender’s own affordability criteria before your mortgage is accepted.

STEP 3 – INSTRUCTING A SOLICITOR
Once your mortgage is in place, you’ll need to instruct a solicitor to assist you with the purchase. They’ll carry out local searches and make legal enquires on your behalf. Make sure you keep in touch with your solicitor and us to ensure everything goes smoothly.

STEP 4 – MOVING IN
You’ll be able to move into your new Prospect home once the sale has completed.

Who’s Eligible?

Purchasers of First Homes must be first-time buyers and must have a household income not exceeding £80,000 and £90,000 in London (or lower if set by the local authority)
Post-discount price caps on first sale of the property of £250,000 across England and £420,000 in London (or lower if set by the local authority).
A First Home should be the buyers only home and a purchaser will need to use a mortgage or home purchase plan for at least 50% of the purchase price of the home.
Local connections and/or key worker status is as determined by the relevant local authority. Find out more here.
